Old chairs, a nightstand, a loveseat, and a stack of mattresses set out at the curb for junk pickup

Apartment Cleanout in College Station: A Guide for Small Units

By · October 15, 2026 · Junk Removal

Not every move happens in May. An apartment cleanout in College Station can come up mid-semester, after a job change, or when a roommate leaves for good. You still have a couch, a bed frame, and a closet full of things that will not fit in the car.

This guide covers the parts of a small-unit cleanout that renters ask about most. That includes your lease, your deposit, what we haul, and what it costs. If you are a Texas A&M student leaving at the end of a term, our Aggieland student move-out guide covers that rush instead.

What Is an Apartment Cleanout?

An apartment cleanout clears the things you no longer want out of a rental unit. You point to what goes, and our crew carries it out and hauls it away. Pieces in good shape can go to Habitat for Humanity or Goodwill. You get a free quote before we start.

Can You Clean Out an Apartment Mid-Lease?

Yes. You can book a cleanout any time of year, not just at move-out. Even a single couch is a job we will take. Here are a few common reasons renters call us mid-lease:

  • A lease break. A new job came up, and the unit has to be empty by a set date.
  • A roommate leaves. They took their clothes but left the futon, the desk, and a broken TV.
  • A parent helps out. Mom or Dad drives in from Brenham or Navasota to clear the unit in one trip.
  • A downsize. You moved into a studio, and half the furniture has no home.

Each case is a little different. The steps to empty the unit are the same.

What Should You Ask Your Apartment Office First?

Every complex runs its own rules, and your lease is the document that counts. We cannot tell you what yours says, so a short call to the office saves surprises. Ask these questions a week before your cleanout:

  1. Do crews need to check in or park in a certain spot?
  2. Is there a set window for moving large items, or an elevator to reserve?
  3. Can bulky items go in the complex dumpster, or are they banned there?
  4. What condition does the unit need to be in for the final walkthrough?
  5. Where should you send your forwarding address?

Many complexes do not want couches and mattresses dumped beside their trash bins. If yours says no, plan to have the items hauled instead of leaving them out.

How Does the Texas Security Deposit Process Work?

Texas law sets a few rules on deposits, and knowing them helps you plan your move-out. This is general information, not legal advice. Your lease and your landlord’s policies still matter.

Under Texas Property Code Section 92.103, a landlord must refund the deposit on or before the 30th day after you surrender the unit. You can read the statute text on the Texas Property Code 92.103 page. A separate rule, Texas Property Code 92.107, says the landlord does not have to return the deposit until you give a written statement of your forwarding address.

The Texas State Law Library guide to security deposit refunds explains the rest in plain words. A landlord cannot deduct for normal wear and tear. Deductions are limited to damages and charges you are legally liable for under the lease or for breaking it. Clearing the unit yourself leaves less room for questions about what was left behind.

What happens to things you leave behind?

Texas has no general statute that tells a landlord how to handle items left after a tenant moves out on their own. The State Law Library notes this on its guide to property a tenant leaves behind. Your lease may cover it instead. The safest plan is to take everything out yourself before you turn in the keys.

How Do You Plan a Small-Unit Cleanout?

Small units fill up faster than you think. A little planning keeps the job short and calm.

Walk the unit from back to front

Start at the back bedroom and work toward the front door. List the big items as you go, since furniture and appliances add to the price.

Check the hidden spots

Small units hide junk in a few key places. Look in every closet and cabinet, under the beds, out on the patio, and in any storage closet tied to your lease. If something stays, point it out before we start loading.

Clear a path and note the stairs

Move small boxes out of the walkway before we arrive. If your unit sits up a flight of stairs, mention it when you call for your quote.

Snap photos after the last load

Once the unit is empty, take dated photos of every room and closet. Those photos show the condition you left it in if a question comes up later.

What Can You Haul From an Apartment?

We take any non-flammable junk except brush and hazardous waste. That covers most of what a renter owns. Common items include:

  • Couches, recliners, and futons
  • Mattresses, box springs, and bed frames
  • Desks, dressers, and bookshelves
  • Microwaves, mini-fridges, and other small appliances
  • TVs and old electronics
  • Bags of clothes, kitchen gear, and general clutter
  • Tires, at $10 each

Paint, chemicals, and other hazardous items need a different drop-off. Our BCS disposal and recycling guide shows where those go, and our junk removal FAQ page answers other common questions.

How Much Does an Apartment Cleanout Cost in College Station?

A studio with one leftover couch and a two-bedroom unit full of furniture are very different jobs. Unit size gives you a rough idea of which of our posted rates applies. Here is how it usually lines up:

Typical jobHow it is priced
Studio, one couch left behind$125 minimum, which includes that item
One bedroom, a bed frame, dresser, and desk$125 minimum plus $20 to $30 for each added piece
Two bedrooms, most furniture goingItem pricing, or a flat $650 if it fills a 15-yard load

These rows are guides, not promises, because every quote is based on what you actually have. Our junk removal pricing page lists every rate. For a wider look at DIY versus paying a crew, see our guide on how much junk removal costs.

Should You Rent a Dumpster or Book a Crew?

A crew is the hands-off choice, and it suits most apartments best. A dumpster takes up a parking spot on property you do not control, so get the office’s okay first.

If your complex allows it, our 15-yard dumpster rental costs $380 for 3 days or $420 for 7 days, plus a $60 per ton dump fee. It fits in a single parking space. A live load is another choice when you have friends to help carry. We bring the container and wait while you load. It costs $325 for 45 minutes or $385 for 90 minutes, with up to one ton included.

Frequently Asked Questions

Can my complex charge me for furniture I leave behind?

That depends on your lease. Texas has no general statute on property a tenant leaves after moving out, so the lease usually decides it. Read your lease and ask the office how it handles left-behind property. The simplest way to avoid the question is to have the unit fully cleared before your walkthrough.

How long does a landlord have to return my deposit in Texas?

Texas Property Code Section 92.103 gives the landlord until the 30th day after you surrender the unit. Under Section 92.107, the landlord does not have to return it until you give a written forwarding address. Under Section 92.104, deductions are limited to damage and charges you owe under the lease or for breaking it. Your lease may add other move-out steps, so read it too.

Can I put my couch next to the apartment dumpster?

Some complexes do not allow it, so ask your office before you try. The office can tell you what goes in the bins and what does not. If bulky items are not allowed there, book a pickup instead. We will carry the couch out of your unit and haul it away for you.

Will a cleared unit help my deposit?

It can help. Texas law does not allow deductions for normal wear and tear. The landlord can still deduct for damage you are responsible for under the lease. An empty unit means nothing of yours is left for anyone to deal with. Take dated photos once it is empty, and give your landlord a written forwarding address.

Do you donate furniture from apartment cleanouts?

Yes, when we can. Our donation partners are Habitat for Humanity and Goodwill, and they take pieces that still have use left in them. Anything else gets hauled off. If you have a specific item in mind, ask us whether it is likely to be accepted.

What will you not take from my apartment?

We do not take brush or hazardous waste, so paint and household chemicals need a different drop-off. Everything else must be non-flammable junk. That still covers most of what a renter owns, from a sagging sofa to an old TV. If you are unsure about an item, ask us before your pickup.
